    This position is responsible for visiting, budgeting, developing plans, conducting formal bidding, managing construction activities and conducting all contract administration; including contract modifications and pay applications for new, relocated, and construction projects at existing stores.

    Responsibilities

    • Direct general contractors, architects, and vendors to complete construction projects while meeting contract requirements and TSC required timelines. 
      • Review construction contracts and pay requests per the detailed and dynamic contract checklists and pay application checklists.
      • Review and monitor projects by developers and landlord contractors for compliance with TSC building requirements and schedules. Conduct a thorough review of all hard copy documents and well as the electronic information such as the weekly project reports.
      • Negotiate, review and approve change orders for both prototype and retrofit projects per the change order process.
    • Coordinate architectural plan preparation for various new construction and remodel projects. 
      • Ensure all applicable building codes, ADA, and TSC requirements are included in the final approved plans that are used for permitting and bidding.
      • Perform a thorough review of all new store plans including Civil, A/E, and MPE; all value engineering and special TSC requirements that are dynamic in nature are to be included.
      • Update the Standard Criteria Plans (SCP) quarterly to ensure TSC stores are designed effectively and efficiently.
      • Complete all necessary documentation and coordination for TSC use zoning approval, to include attending all meetings as necessary
    • Prepare bid information per our standard bidding process using our standard invitation to bid form and plans and applicable addendums. 
      • Prepare bid information for TSC owned stores. Including bid books and all relevant documentation to be sent to the bidding GC's.
    • Survey existing buildings and prepare scope of work via hard measurements, photographs, complete review of the building including roof and HVAC inspections, and ordering of third party supplemental Hazardous material and HVAC surveys. 
    • Budget for remodeled buildings to build out for new Tractor Supply Company (TSC) stores. The goal is to budget within 3% of the actual spend through detailed analysis of the actual field conditions to anticipated finished build out requirements and standards. 
    • Participate and contribute to continual cost, efficiency, and design review for all TSC construction via weekly construction and cross departmental meetings, regular updating of the construction department SOW/Budget macro form, soliciting regular feedback while in the field on site visits, and at the Annual Construction Summit. 
      • Coordinate all aspects and parties regarding the project including merchandising, operations, IT, marketing, LP, and logistics.
    • Process Closeout Documents insuring all items per the close out checklists and include before sending the binder to Facilities Maintenance; and manage the 11-Month warranty process for all retrofit projects, assisting facilities maintenance on both retro-fit and prototype projects, as necessary. 
      • Store important digital communications on the P-Drive, file all important materials in project files and manager plans during construction and send final plans to Iron Mountain after project is complete.

    Qualifications

    Education and Experience.

    • Knowledge ordinarily acquired through attainment of a high school education diploma; plus 5-7 years related experience; 4 year degree in Construction Management or related field preferred but not required; any suitable combination of education and experience will be considered.

     

    Knowledge/Skills/Abilities/Training/Systems

     

    • Knowledge of commercial construction methods, costs, contract documentation, and processes.
    • Knowledge of plan reading, basic sketching, and construction terminology.
    • Ability and proficiency in Microsoft Office software.
    • Demonstrate strong negotiations communication, problem solving, and interpersonal skills.
    • Ability to self-motivate, work with a sense of urgency, and to prioritize tasks.
    • Display a detail-oriented approach to work.
    • Ability to positively handle conflict.
    • Capable of working in a cross-functional environment.
    • Ability to travel extensively.
